Probate Valuations
Obtaining a valuation of the assets is required in order to complete the Inheritance Tax forms and apply for probate. Dependent upon the value of the estate, we can provide a market appraisal of a property which will give a figure that can be used for probate purposes or, for larger estates, a professional valuation report undertaken in accordance with RICS 'red book' standards. We can value all forms of property, including antiques and chattels.
Disposing of Possessions
In an open and transparent way, our auction room valuers can identify those items that can be sold by auction and arrange for them to be transported to our auction rooms to be sold on behalf of the executors. We never buy items ourselves and operate to the highest standards so executors can have confidence that they are fulfilling their obligations. We can arrange for the clearance of any other items using our recommended house clearance contractors. Once cleared, we can also arrange for a property to be cleaned.
Sale of a property
We can handle all aspects of the sale of a property. We can advise on its value, how it should be marketed and implement any agreed marketing strategy. At all times, we keep executors involved and updated.
Property management
We recognise that sometimes executors or family members may not live near-by and we can arrange for a property to be managed until it is sold, let or transferred.
